Why sealcoat & crack fill asphalt?


Sealed vs. Unsealed....

Problem:   Left untreated, asphalt pavement will deteriorate rapidly.The asphalt binder that holds the pavement together begins to oxidize and weather soon after installation. Moisture penetrates the asphalt causing further damage and deterioration to the pavement.

Solution:   Sealcoating replenishes the binder that is lost through weathering and aging, and provides superior protection against environmental distress.

A Pavement Maintenance Program That Includes Periodic Sealcoating With Two Coats And Crack Filling Will More Than Double The Service Life Of Asphalt Pavement.

  1. Sealcoating and Crack Filling seals the small cracks that can turn into large cracks and prevents water from seeping down to the base materials.
  2. Sealcoating helps protect the asphalt from the sun as well as the harmful effects of chemical spills or leaks such as oil and gasoline.
  3. Sealcoating provides an attractive black surface that looks great and does not fade. And is ideal for paint striping for safer traffic flow needed in your parking lot. 
  4. Sealcoating replaces the binder and fine particles lost from the asphalt surface due to sunlight and weather oxidation as your pavement ages.  
  5. Sealcoating costs pennies a square foot compared to the dollars a square foot needed to repair or replace damaged or failing asphalt.

Crack Fill
*Cracks in pavement occur from the environment and are not unusual. If left untreated moisture seeps into those cracks causing deterioration of the asphalt's base which will result in alligatoring and potholes causing the asphalt to break apart and become costly to replace. Crack filling is a preventative maintenance so you incur less long-term costs. Crack fillers are designed to seal joints/cracks and prevent moisture from filtering down to the sub grade which is one of the leading causes of the asphalt failing. We recommend filling cracks 1/4 inch wide or greater.

*We use polymer modified, rubberized asphalt sealant. This is applied over and into cracks at between 370 to 410 degrees Fahrenheit. The hot temperature melts the asphalt and crack sealant together creating a stronger bond.

  *Along with the traditional hot asphalt mix we also use Aquaphalt Repair which is a green product and is DOT approved in all 50 States. It is one of the best asphalt repair items we have used over the years.
